How to Prepare for an Appraisal

To help the appraisal go as smoothly as possible we generally recommend you take the following actions and prepare the listed documents, if available, for the appraiser.

Checklist:

  • Cage pets if possible or remove them from the property.
  • The appraiser takes a photo of every room. Make sure all areas of the home are accessible. If not accessible, appraisal will not be completed for any federally insured loan. 
  • No person in a photo of a room, please vacate the space while photos are being taken.  
  • Provide accurate information regarding your property. The client/home owner will be held accountable if inaccurate information is provided. Depending on the situation, the appraiser will document and provide any false information to the respective authority. Lender, bank, attorney or court.   
  • Verify lock box combination and access keys are accessible.
  • Smoke detectors are required. CO detectors may be required.
  • Utilities must be on. 
  • Turn on lights.
  • Provide gate information. Either a entry code or provide name of appraiser to security to access community. 
  • Need access to all outbuildings such as garages, sheds, pool houses, cabanas, etc.
  • A list of any major home improvements and enhancements (for example, the addition of central air conditioning or roof repairs). Please include the purchase and installation date, along with permit confirmation if available.
  • If you have solar, is it owned or leased. If owned it must be fully paid off to receive consideration of being given value. Provide data sheet if available with date of install, site in KW and original cost. If leased, no value. If leased, confirm with your lender if the solar transfers, it may be required to be paid off. If a HERO loan, tell your processor and the appraiser. HERO's are non-transferable and must be paid off prior to close of loan.  
  • All estate planning, non-lender appraisals required payment prior to delivery of appraisal, unless agreed upon by the appraiser. 
  • Payment is required in full (100%) if appraisal is cancelled on the day of the inspection. You have reserved that space so no other appraisals can be completed.
